How much home loan can you afford?

A common rule is to keep the EMI under about 40% of your take-home pay, so a rate rise over 20 years does not squeeze your budget. Banks also cap the loan at a share of the property value: up to 80% for a first home worth up to Rs 3 crore (if you meet NRB's conditions), 70% for other homes and 50% for land only. See the home loan guide for the full rules.

Longer tenure: lower EMI, much more interest

Stretching a home loan from 15 to 25 years lowers the EMI, but you pay interest for ten more years. Compare the rows in the table above: the total interest on a 25-year loan is often close to the amount borrowed. If you can manage the higher EMI, a shorter tenure saves the most.

Prepay when you can

Most home loans in Nepal are floating, priced as base rate plus a premium. Paying a lump sum early, from a bonus or remittance, cuts the balance that interest is charged on. Ask your bank what it charges for partial prepayment before you sign. More on how base rate and premium work.

Frequently asked questions

EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the number of monthly instalments. Nepali banks use this standard reducing-balance formula; your bank's figure can differ slightly because of rounding and day counts.
For a floating-rate loan, yes. The rate is the bank's base rate plus your premium, so when the base rate changes the bank either changes your EMI or extends the tenure. Fixed-rate loans keep the same EMI for the fixed period.
Borrow less (a bigger down payment), choose a longer tenure, negotiate a lower premium, or move the loan to a bank with a lower rate. A longer tenure lowers the EMI but increases the total interest.
No. It is pre-filled with a typical published rate from today's data. Banks publish a range from base rate plus their lowest premium to base rate plus their highest; your rate depends on your income, collateral and credit history. Ask the bank for your rate in writing.
