What is EMI?
An EMI (equated monthly instalment), or किस्ता, is the fixed amount you pay the bank every month until the loan is repaid. Early instalments are mostly interest; as the balance falls, more of each payment goes to the principal. The schedule above shows that shift year by year.
Frequently asked questions
EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the number of monthly instalments. Nepali banks use this standard reducing-balance formula; your bank's figure can differ slightly because of rounding and day counts.
For a floating-rate loan, yes. The rate is the bank's base rate plus your premium, so when the base rate changes the bank either changes your EMI or extends the tenure. Fixed-rate loans keep the same EMI for the fixed period.
Borrow less (a bigger down payment), choose a longer tenure, negotiate a lower premium, or move the loan to a bank with a lower rate. A longer tenure lowers the EMI but increases the total interest.
No. It is pre-filled with a typical published rate from today's data. Banks publish a range from base rate plus their lowest premium to base rate plus their highest; your rate depends on your income, collateral and credit history. Ask the bank for your rate in writing.
