Home Loan in Nepal While Working Abroad: A Guide for Migrant Workers and NRNs
Millions of Nepalis send money home to build a house. A bank loan can get the house built years sooner, if you set it up the right way.
- Nepali banks lend against income earned abroad, secured on property in Nepal.
- You usually need an employment contract, salary slips, remittance records and a co-borrower or representative in Nepal.
- The same NRB limits apply: up to 80% for a first home (up to Rs 3 crore), 70% for others.
- Pay the EMI by regular remittance through a cheap channel; the exchange rate matters as much as the fee.

Can you get a home loan in Nepal while working abroad?
Yes. Nepali banks lend to Nepali citizens working abroad, on the security of land or a house in Nepal. Your foreign salary counts as income, and your remittance history shows the bank you can pay regularly. The loan rules are the same as for anyone else: up to 80% of the value for a first home worth up to Rs 3 crore (with NRB's conditions), and 70% for other homes.
What the bank will ask for
- Passport, citizenship and your labour permit or visa.
- Employment contract and recent salary slips, sometimes attested by the embassy.
- Remittance records for the last several months, showing regular transfers to Nepal.
- Property documents: lalpurja, maps, tax receipt and, for construction, approved drawings.
- A representative in Nepal. Because you cannot sign every document in person, banks usually ask for a family member as co-borrower or guarantor, and a power of attorney for signing.

Paying the EMI from abroad
Your EMI is due in rupees every month. The cheapest way to pay it is a regular remittance straight into your loan account or the linked savings account. The exchange rate you get is often a bigger cost than the transfer fee, so compare providers on the amount that actually arrives: see today's remittance rates.
Plan for a gap in work. If your contract ends early, the EMI does not stop. Keep at least three months of EMI in the linked account.
If you hold foreign citizenship
Non-resident Nepalis with foreign citizenship (NRN cards) face different rules on owning land in Nepal, and bank lending follows from that. Check with the bank and a lawyer before you agree to buy.
